We, the undersigned, are opposed to the proposed car wash to be constructed at Woodbrook Exxon Gas Station, located at the intersection of Charles Street and Stevenson Lane, Baltimore MD 21212 and the zoning variances that are being sought that would:

• “Allow car wash stacking spaces to be 0 feet from a residentially zoned property line in lieu of the required 100 feet”

•“Allow the tunnel entrance to face a residentially zoned property”

•“Allow an 8 ft. landscape buffer in lieu of the required 15 feet”

There are residential properties, located in Woodbrook Village, that are less than 40 feet away from the entrance to Woodbrook Exxon.   We, the residents of Woodbrook Village and area residents, are concerned about the noise, light, additional traffic and safety issues for people trying to cross Stevenson Lane that would be generated by the presence of a car wash in an already congested area, as well as its close proximity to the neighborhood of Woodbrook Village.  Another area car wash, Auto Spa, located at 10117 York Road in Cockeysville, was built on a much larger lot (than the one being proposed) and regularly causes significant traffic congestion with spillover onto York Road from cars waiting to get into the car wash.  The zoning hearing for the Woodbrook Exxon Car Wash is scheduled for this Friday, August 3rd at 1:30 PM in the Jefferson Building located at 105 W.
