Petition requesting disapproval of Res 17-64, an application to re-subdivide 0.14 acre (5,764 Sq Ft) of (1) residential tract located on the Westside 100 Block of Beauregard Street for the purpose of residential development. 

We, the petitioners, request that the City of Lake Charles Planning and Zoning Commission NOT approve the intended plan to re-subdivide the property for the reasons listed:

1) The Code of Ordinances of the City of Lake Charles, Louisiana Sec. 5-301. - Residential dwelling district.stipulates that all development in the Residential Dwelling District shall conform to the following development standard: "(c) Except as provided for by an approved conditional use, all development in the Residential Dwelling District shall conform to the development standards of a minimum lot size of 6,000 sq. ft." The Westside 100 Block of Beauregard Street tract measures 5,764 sq ft. according to the real estate listing.

2) Re-subdividing existing tracts and additional development will tax the already overburdened infrastructure of the neighborhood, including sewage drainage and thoroughfares. 

3) The residents of University Place  purchased our properties and homes with the belief that all of the restrictive covenants contained in our "Abstracts of Title" with regard to the size of lots and building restrictions would be adhered to in perpetuity.
