“Bed in a Shed” - Multifamily Variance in a Single Family Neighborhood

  • Precedent-setting variance that could change the landscape of Mays Landing. 
  • 8/23/21 6:30 pm Township of Hamilton Zoning Board Meeting    Town Hall 6101 Thirteenth Street, Mays Landing, NJ 08330
  • "The applicant is seeking a Variance to rebuild a new single-family dwelling associated with Three (3) residential accessory structures (prefabricated one bedroom one bath 12x20 units), One (1) detached garage, parking lot, decks, in-ground pool, and sidewalks."
  • Our Township Engineer states in his review report, "the site functions like a multi-unit motel or multi-unit residential property”. 
  • If approved it sets the precedent that our Town will allow "beds in sheds" in existing single-family neighborhoods.  This sets the stage for hotel-like Air BnB housing.  Increased transient use of our roads, public works, and waterways.  
  • Even if it is just a "family compound", how many family members constitute a single-family residence? If you occupy an "accessory structure" doesn't it become another residence? When your siblings get married and have children aren't they considered another family? Where do we draw the line on family? Who is going to police if it is family or not?
