The current zone at Tangerine / La Cañada is a Technology Park intended to bring jobs, steady tax revenue, and desired community amenities as a low-density solution appropriate to the area.
A conditional use permit to allow for a Self-Storage facility does not fit the desired criteria for the community. The scale of the building is three times that of is accepted in previous masterplans presented to the Town of Oro Valley and community.

- 3-story building / 34 feet high and potential higher with design embellishments.
- 115,705 square feet
Concerns
- A Self-Storage facility is not a desired amenity for the community
- The size of the building is not what has been accepted by the community when reviewing prior master plan submissions.
- The economic value deteriorates from the previous master plans of a Technology Park.
- The lighting of a three-story building with large floor plates will impact residents to the east and west of La Cañada.
- The privacy of the resident's yards is in jeopardy with an overlooking three-story building. The adjacent residents have a 32-inch high wall intended to maintain natural views.
