After a redistricting of neighbourhoods a few years ago, the Toronto Regional Real Estate Board (TRREB) deemed the neighbourhood of Bennington Heights as part of Leaside (MLS District C11) which is problematic for high-end listings.

Historically, Bennington Heights was always included in MLS District C09 (Rosedale-Moore Park), which is more in line with the pricing of those neighbourhoods. Bennington Heights and Leaside are also geographically divided by Bayview Avenue.

When we list properties in Bennington Heights and we are forced to put the listing in C11, we simply do not get enough traction. While we respect TRREB's Rules and Policies, keeping Bennington Heights in C11 does not allow sellers to achieve their objectives. In fact, it is our role and fiduciary duty to ensure we garner the best selling price for our Seller-clients, which means maximizing exposure of the property to the correct target market.
