To City of Ormond Beach Mayor and City Commissioners: Please vote against Marshside PRD Amendment & support the 80’ lot width

The Marshside Residential subdivision was approved in 2006 for 68 homes on the property located at the corner of Airport Road and Tymber Creek Road.
Two subdivision accesses would be located on Airport Road between Tymber Creek Road and Pathways Elementary School and one right turn only exit on Tymber Creek.
The developer has requested a Planned Residential Development (PRD) Amendment which if approved would:
1. Reduce the lot size from 80' in width by 110' in depth to 60' in width by 110' in depth. The reduced lot size with smaller homes and greater density mean lower home pricing and brings the home values in our area down. The developer documents submitted state that the minimum home size would be 1,250 sq. ft.
2. Increase the number of homes permitted from 68 to 163 homes
3. Increase the traffic congestion, creating more delays. Tymber Creek four lane road expansion ends at the entrance of Tymber Crossings at Peruvian Way. Full expansion will not be complete for several years.
4. Create safety issues for students and traffic at Pathways Elementary
The City Planning Board has twice recommended lot dimensions remain 80’ in width (as recently as January 8, 2013 in a memorandum from the City Manager to the Mayor and City Commissioners).
This is not a good fit for the City of Ormond Beach in this area at this time.
We urge the Mayor and City Commissioners preserve the Ormond Beach community planning by holding to the 2006 approved lot size of 80’ x 110’ and voting against this amendment at the City Meeting on February 5th.
