Does anyone else want to stop the heartache and financial implications caused by people pulling out of house sales just before exchange of contracts?

This has happened to me twice now, literally two days and one day before exchange. 
The stress has been incalculable and so many hopes, dreams and plans of others up and down the chain have also been ruined. 
We’ve all had to pay for Surveys, Searches and Legal costs, now for nothing.

And all because potential buyers ‘changed their minds’....Probably because they hadn’t calculated intelligently all the additional ongoing costs at the offset. They let their hearts rule their heads. Acceptable if it’s in the week you’ve made an offer, but not fine almost 12 weeks later when we’ve all invested so much money and emotional energy in the process. 
Hate to admit it, but Scotland have it right.
