As residents of Heron Lake Private Estate, we hold concerns with the proposal to develop Bendjar Grove from a cul de sac to a through road connecting two other major housing estates, the proposed Vasse East and the already established Woods on Rendezvous.

The proposed Vasse East development consists of an initial 25 to 27 large blocks, increasing potential traffic flow through Bendjar Grove considerably.

Major concerns regarding this proposal include:

- A neighbourhood community has been established in the estate, with families, including young children, often playing on Bendjar Grove due to its safety, minimal traffic flow, and proximity to the natural environment in surrounding bushlands. Communities are vital to the health of residents in increasing connections and combatting loneliness and isolation, whilst children have the opportunity to increase their social skills and health through exercise.

- Increased traffic from construction trucks, trade vehicles, and new residents of Vasse East will increase traffic noise, pollution, greatly decrease the opportunity for children to play and the community to come together.

- When land in Heron Lake Private Estate was advertised, lots were marketed as larger blocks in a very Private Estate with only one access point, and Bendjar Grove being a cul de sac. The Stocker Preston website quotes "set in a beautiful natural location surrounded by reserves, natural bushland and a rejuvenated Heron Lake. This unique private estate offers serene living..."

- As noted in public documents (AMD36 Final Adoption Council report), accessed 2020, planning of the future Vasse East development was already underway, but not disclosed to potential buyers, and current Heron Lake land owners were not consulted/advised.

- There is a large amount of wildlife in the area, including species of endangered/vulnerable black cockatoos, all of which will be affected by the significant loss of habitat and increased traffic flow.

We propose that the developers pursue an alternative access point to the new Vasse East development that will not impact on the current cul de sac of Bendjar Grove and the residents of Heron Lake Private Estate.

As per AMD36, concerns and objections were raised in regards to the proposed development. To avoid placing pressure on the current infrastructure of the existing Vasse community, we propose that the proposed Vasse East development creates its own unique, separate structure plan. This would allow for the development of a close community, and the benefits that would bring to the future residents.
