Stop the overdevelopment at 575, blvd St-Jean, Pointe Claire

On August 6th, 2020, Brivia Group announced their projected residential development at 575 St John Boulevard – Ex- Mazda Car Dealership. The project comprises 225 rental units housed in a 10 story building and will have entrances on Chaucer Street and Maywood Avenue. The demolition of the dealership is planned for Spring 2021 and occupancy for Fall 2022. Whether you live close to the site or further away, this residential development will have a huge impact on your life : high density of population in the neighbourhood, a drastic change to the atmosphere of the area, an increase in traffic on Maywood Avenue, Chaucer Street and on other streets, security concerns (school nearby, school-bus stop at the corner of Chaucer and Maywood, etc.).

We, the undersigned, residents of the city of Pointe-Claire, oppose the erection of a 10 story high-rise at 575, boul.St-Jean by Brivia Group.

While the developer held two poorly advertised meetings to gather feedback from the community, the attendees’ viable concerns were not adequately addressed and the development was presented as a fait accompli (a thing that has already happened or been decided before those affected hear about it, leaving them with no option but to accept it.).

We recognize that development is an inevitable element of any urban center. However, we refuse to accept this at the expense of the quality of our lives.

Our concerns:

· Loss of privacy for nearby homes.
· Insufficient road structure, causing more traffic in an already congested area, Maywood avenue being the only way for the residents of the proposed 225 unit building to access Highway 20.
· Threats to safety and security in our neighborhood.

ACT NOW, ACT FAST. WHY?

- The developer has already asked for a demolition permit.
- The Demolition Committee will have a meeting by the end of September to issue the permit.
- 15 days prior to that meeting (mid-September), plans of the proposed project will be published on the city’s website in Public Notices and in the Suburban.
- If the permit is delivered, plans will go ahead.

We, as a community have to let the city know that our neighbourhood matters, that our quality of life and safety matters.

Nous, soussignés, résidents de la ville de Pointe-Claire, nous opposons à la construction d’un édifice de dix étages au 575, boul. St-Jean.

Aux deux séances d’information tenues afin d’avoir les commentaires de la communauté, le promoteur n’a pas tenu compte des préoccupations des participants et le projet a été présenté comme un fait accompli.

Nous reconnaissons que le développement est un élément inévitable d’un centre urbain. Cependant, nous refusons d’admettre que cela se fasse au détriment de notre qualité de vie.

Nos préoccupations :

· Perte d’intimité pour les maisons avoisinantes
· Structure routière insuffisante pour un secteur déjà congestionné – l’avenue Maywood est la seule façon pour les résidents des 225 unités du projet immobilier de rejoindre l’autoroute 20
· Menace à la santé et à la sécurité dans notre secteur.
