The Couran Cove Community declare a vote of no confidence in the Couran Cove Community Body Corporate (CCCBC) as it no longer represents the community in it's actions or words. 

The executive of the CCCBC are corporate members. The executive makes all the decisions. The chairman is a company nominee, the secretary is the resort operator and the treasurer is a paid chairman of the Marine Body Corporate (who is not an owner at Couran Cove and is being paid for his role)  Plus the treasurer is a paid employee doing work for the CCCBC.

The CCCBC should be acting in the communities best interest instead we see them abandoning their Duty of Care to the community and neglecting problems associated with facilities and infra structure. They should be addressing the problems with the operator of the resort on behalf of the community.

Owners are scared to speak up for fear of bullying and harassment. It has been reported a CCCBC employee has been targeting and harassing vulnerable members of the community. The Couran Cove Community demand a full investigation into his actions.  

The by-laws have been put in place to protect the community and from time to time must be flexible as community needs and situations change. But the CCCBC is maliciously using the by-laws to target and discriminate against owners who they feel are "causing trouble" These people are legitimately reporting problems of failing facilities and infrastructure. These problems have already caused injury.

An example: in the Eco precinct - the CCCBC disconnected the gas lines so no one in the area had gas for 8 weeks. The CCCBC refused to allow the community to organise their own bottled gas. This is discrimination.  

The majority of private owners have paid their levies and these levies have been forwarded to the CCCBC. These levies are to pay for services and maintenance from the operator. We do not authorise these funds to pay for legal action against the community. That would actually mean the community is suing itself!

The Couran Cove Community Body Corporate needs to be dissolved and rebuilt as a body corporate looking after the needs of the community. The community want to pay their levies and get a fair service for what they pay for.  

Further to this vote of no confidence by the community in the Couran Cove Community Body Corporate we the undersigned demand:

1. Investigation into the behaviour and actions of the CCCBC employee accused of bullying and harassment.

2. No more community levies to be used for legal action against the community.

3. The CCCBC be dissolved and rebuilt as a true Community Body Corporate.
