The government should not be paying housing benefits elements of universal credit to tenants,  and pay direct to the agents or landlords. Especially during this period where majority of work force is at home and awaiting potential payments on a universal credit application. A registered landlord or agents in many cases are easily traceable, contact able and have capability  to pay back any overpayments back.

This will be a very positive approach,  as tenants will benefit from avoiding eviction through arears and will enable landlord to pay mortgages, and avoid legal fees.

There are some lovely and responsible tenants out there, however there is a vast majority of people who has and will abuse the system.

As there is enough evidence of some tenants,  using the coronavirus crisis as blessing to stop rents.  Tenants with history of not paying or paying always late, find this an opportunity to hold on to rents for months. And once a lump sum comes through universal credit (after their applications are processed). Majority of the tenants will cash this in and possibly move out with the lumpsum in hand, leaving a landlord in £1000s in arrears. The landlords will have to go through court's lengthy proceedings and spending further in legal costs. Which ends up in nothing but a tenant runs away and untraceable. Tracing the same tenant will incur another cost to a vulnerable landlord.
