URGENT! PREVENT NEGATIVE MANIPULATION OF ZONING REGULATIONS BY DEVELOPERS IN TROON NORTH!

TROON NORTH HOMEOWNERS, WE NEED YOUR HELP to limit a proposed time-share development on a 2.5 acre parcel just west of Troon North Golf Club (Project 48-DR-2007#2, Troon North Villas), that would allow the construction of approximately 64 time-share units, where no more than 22 should be built as per zoning regulations. No other development within Troon North has anything even close to this density.

The developers of the time-share are proposing to the City of Scottsdale that they be able to "use the unused potential density of the entire 55-acre Resort Parcel” (which includes On the Green, The Ridge, Stonedge, and the Golf Villas), since the maximum density for the entire parcel was not used.

According to the Troon North HOA, which has been fighting this development for years, "zoning regulations say the maximum number of time-share units should be the statutory 10.6 units per acre, or about 22 (not 64), and that the 'borrowing of unused density units should not be allowed."

As concerned citizens and homeowners in Troon North, WE ARE UNITED AND DETERMINED to do everything we can to limit the number of units than can be built on the above referenced parcel to no more than 22 and we strongly encourage the Development Review Board and any involved parties to respect and enforce the established, generally accepted and statutory zoning regulations. By doing so, the City will preserve and protect the diverse collection of desert plant and animal species of the surrounding area; preserve the beauty and peace of our community; and prevent property value declines due to the excessive noise, congestion and traffic problems that will naturally result from the building of so many units in such a confined space.  

An additional concern we homeowners have is the safety of residents and golfers as traffic increases in the area of a heavily-used golf cart crossing. Many residents have witnessed near collisions between cars and carts in the dangerous intersection near the gate house. Increasing traffic to the new time-share by such a large number will only serve to pose a much greater accident risk. 

Lastly, many households maintain their year-round, permanent residence within Troon North Golf Club neighboring communities. This area is not simply a golf-course condominium complex that is used only briefly and seasonally. The proposed time-share development plans will have a tangible, year-round negative impact on permanent, local residents—who should be given priority consideration over developers and temporary time-share prospective owners.
