The City of Roswell Planning and Zoning Division has received a request to rezone land located near Atlanta Street at 323 Jones Drive from OP (Office Park) to RX (Residential Mixed Use), to construct a 56 unit townhome/condo development on 2.2 acres (application #'s RZ201700966/CU201701056). 

We, the residents of Roswell, object to this zoning change. We request that the City of Roswell Planning Commission and Council deny this zoning change for the following reasons:

  • The proposed rezoning application conflicts with the City’s current and future plans for the property. The property's current zoning of Office Park is compatible with the existing 10+ small businesses that surround the proposed development and encourages job creation and revenue generation, without the substantial costs of added services that a 56 unit condo development would require. Rezoning is not in the best interests of the City or its residents.
  • The application conflicts with the City’s Comprehensive Plan. The Suburban Residential/Established Neighborhoods Character Area does not allow for Residential Mixed Use (RX). The condo development proposal runs counter to the City’s plans both under its current zoning and in the forward-looking Comp Plan.
  • The frontage borders Jones Drive with a connecting through-street to Warm Springs Circle, a narrow private road, further increasing traffic from and to Atlanta Street for all Roswell residents.
  • There are currently over 45 residences in the immediate neighborhood. This project will more than double the number of homes in that neighborhood, currently consisting of a mix of historic homes from the 19th and 20th century, as well as vintage-styled homes from the early 2000’s.  Notably, the design of the proposed buildings does not fit the “Suburban Residential Character” of this Historic Roswell area, or the surrounding homes.
  • The River Glen Drive in the Riverwalk community directly borders this proposed development on the north, affecting an additional 19 homes. This development could potentially close off Riverwalk residents’ access to Jones Drive, as well as the parking area they use when inclement weather closes Azalea Drive. More importantly, the development’s elevation over River Glen Drive will cause the proposed buildings to loom over those homes, located a mere 100 feet from the northernmost 3-story condominium building. Additionally, water runoff from the extensive concrete pads and drives is a concern, as the Riverwalk homes are 40 feet below the proposed condominium building.
