On October 25 2022 Town Council introduced a Bylaw to rezone the property at 245 Highway 3, they passed the first and second reading and waived any Public Hearing as the zoning falls under the Official Community Plan.

By recommendation of Town Hall Staff the Council is in a position to pass this Amendment on November 21st 2022, for something this town really doesn't need.

We already have a Husky, Chevron, Esso, and Petro-Canada, not to mention the Cardlock and Beecroft. Adding Centex to the main strip of our town would take that total to 7. Not to mention the further environmental contamination of town land that would in future take years of remediation to be repurposed. 

Town Hall will also be adding variances to the regulations of the new Commercial Service zoning for the site which include not meeting:

• Minimum 3-metre-wide landscaped strip (containing grass, shrubs, trees, or a decorative ground cover for parcels abutting a highway)
• Minimum 3-metre parking space setback from front parcel line
• Minimum 10-metre setback of fuel distribution pumps from interior side parcel line
• Minimum 7.5-metre front setback
• Minimum 4.5-metre exterior side setback

Without publicly shared environmental and traffic impact studies who knows how this will impact our community and the current struggles we have with the Burton Highway 3 Intersection. A Potential for another traffic light seems inevitable, seeing how many issues we already face trying to cross or turn onto the highway during the summer months.

We need to tell Town Hall that we are not okay with this, and that they should have engaged the people they are supposed to serve. Even if we lose they will know that we will continue to speak up when we don't see the best interest of the community being put first.
