Dean S Warhaft, Esq., PSM is seeking approval from Valley County for a Conditional Use Permit and Preliminary Plat to develop a manufactured home community West of Donnelly, ID and adjacent to The Meadows at West Mountain subdivision. The site was part of the original planned development for the remaining phases of The Meadows at West Mountain subdivision.

We believe the current residents surrounding the proposed development, the future residents of the proposed development, and all of Valley County would be negatively impacted if this were to be approved by Valley County Planning and Zoning.

There are several foreseeable problems with the density and type of housing they are proposing, including but not limited to:

  • Inadequate space for snow removal and storage
  • Inadequate emergency access 
  • Inadequate storm water drainage
  • Attraction of out of area investors taking opportunities away from local families
  • Noise and traffic concerns
  • Light pollution issues
  • General deterioration of the community over time
  • Negative impact on surrounding property values
  • Sewer and Water issues
  • Community fire hazard issues
  • Migratory bird and animal impact

While we agree that more affordable housing and development of communities in Valley County is of major concern, we do not believe this proposal adequately addresses that concern with a viable solution.

We, therefore, are vehemently opposed to this proposal and urge Valley County Planning and Zoning, Northlake Recreational Sewer and Water District, Department of Environmental Quality, Donnelly Fire Department and any other agencies concerned with the welfare of our community to deny Dean Warhaft's Conditional Use Permit and Preliminary Plat.
