Appeal Grocery Outlet Approval: Mammoth Lakes Town Council Must Consider Project's Impacts

The proposed Grocery Outlet in Mammoth Lakes will have significant impacts on our downtown. The proposal is at 37 and 77 Old Mammoth Road in the Downtown Zoning District.
Grocery Outlet will harm Mammoth Lakes' locally owned grocery stores. Our small community already has multiple grocery options: Sierra Sundance Whole Foods, Latin Market, and Buzy Bees General Store.
Grocery Outlet will harm Mammoth Lakes' local and locally owned liquor stores. Our small community already has multiple liquor store options: A-Frame Fine Wine and Spirits, Mammoth Liquors, and Country Liquor.
Studies indicate that the introduction of a competing discount grocer such as Grocery Outlet can reduce existing businesses margins by 30%.
Grocery Outlet will create new traffic and parking issues to the area. In May, the Design Committee expressed concerns about the Grocery Outlet parking plan and the parking analysis and requested a revised Site Plan Design. The project will increase diesel delivery trucks to our roads. It will also increase noise and light pollution. The culmination of these impacts will be harmful to the quality of life in Mammoth Lakes.
Our town officials and community development department needs to attract businesses that meet the demands of our community. Our town will not gain significant tax revenue from a Grocery Outlet (only property taxes). We need to attract businesses that better represent our resort community and that will support our existing businesses, not harm them.
Zero public notification! Because staff made the CEQA exempt determination, there was no public notification for the project. The community, in particular our local business owners, have not been given sufficient opportunity to comment on project.
