A proposed project at 3424 & 3434 Jennings Street will affect not only the immediate 6 surrounding homes but all of the Point Loma Community if these projects are approved. Developers are proposing approximately 2,450+ square foot homes on two 3,800 square foot lots. The homes will be approximately 18 ft. wide and 30 ft. tall! These lots should have been merged back in 1989 when the City of San Diego implemented an ordinance requiring all parcels with less than 5,000 square feet, having common ownership, be merged into one parcel. Due to a City clerical error, Notice of Intent to Merge was mailed to the owner of these Parcels at the time but the Notice of Merger was never implemented. As a result, these lots are considered legal even though they do not meet the Peninsula Community Plan (PCP) requirement of 5,000 square feet for one home. None of the other aspects of the project meet the PCP elements for residential development (see www.PCPB.org for Plan Elements). There are NO other homes like these on the Peninsula. These homes will be an eyesore for, not only the immediate neighborhood, but the many, many people who drive or walk this neighborhood. If approved, this will have a long term impact on the Pt. Loma Community as 164 parcels in San Diego were missed in the Lot Merger Ordinance with a dozen or more in the Point Loma and Ocean Beach Communities. This will set a precedent for other such developments on sub standard lots in our Community and all of San Diego. The photo shows a rendering of the home to closest to Loma Valley. A 2nd home will be behind this one with only 2 feet setbacks between the two homes and the home below and above. The photo tells the story. ALL INDICATIONS ARE THE CITY COUNCIL WILL NOT MERGE THESE LOTS SO THIS PETITION IS TO STOP THIS PROJECT FROM GETTING APPROVED! WE NEED YOUR HELP!
