TO DENY VARIANCE REQUESTS FOR PROPOSED SEVEN FIELDS CAR WASH
Why this petition matters
Seven Fields residents and home owners are petitioning the Seven Fields Zoning Board to deny variance requests to Hutton St 17, LLC (ModWash). ModWash’s proposed location is in a Planned Economic Development (PED) District at 501 Northpointe Circle, Seven Fields, PA. ModWash is requesting variances for front and rear setbacks to allow for their facility and to place ~ 22 exterior vacuum booms. A setback variance allows a landowner to build closer to the property line than allowed by the local building codes specified in the municipality’s zoning ordinance, which is Ordinance 86 for Seven Fields. The attached letter presents evidence for opposition to the variance requests and therefore to the proposed car wash.
Seven Fields Castle Creek HOA community contains 313 units with 14 units being on Stoney Creek Court and 10 units on Brookside lane, units that will be directly impacted by the noise and encroachment of granting this variance. Additionally residents/owners of the patio homes in Brandywine Commons HOA, Hillvue Forest HOA, single family homes along/near Castle Creek Drive, and the new townhomes in Enclave at High Pointe will be directly affected by this car wash. Finally, any person(s) entering/exiting Seven Fields near the location of the proposed car wash or traveling on Route 228 will be affected by resulting traffic stacking and delays. This will be a concern for motorists and pedestrians alike. Finally, as this proposed car wash will affect the character of Seven Fields, all Seven Fields homeowners and residents are affected and are included in this petition. We, the aforementioned Seven Fields homeowners and residents presented in the “Petitioning Owners/Residents” log, are strongly against the requested variances and respectfully ask the Seven Fields Zoning board to consider the evidence presented in the attached letter to deny the variances requested by ModWash.
