The neighbors and constituents of the McFerrin Park Neighborhood have some unaddressed concerns about the CREA Design for the Riverchase Development Plan. We are asking our Councilman Sean Parker to work with CREA on our behalf to change the current plans. The largest concerns being:

1.) Height of Buildings 

  • The current plan calls for an enourmous corner cluster of a 10 story, an 8-9 story, a 6 story and 5 story structure within the McFerrin Park neighborhood.
  • There are currently no comparable building heights in East Nashville of 8 - 10 stories. The highest comparable height in East Nashville is 6 stories.  
  • A general consensus of neighbors will be polled to determine at which height maximum the majority feel most comfortable with. This data will be collected via online and door-to-door solicitation. 

2.) Apartment Density

  • There is a large concern around infrastructure and parking with the current apartment density. The exact number of units per building still has not been published. 
  • The data around parking uses an antiquated metric of ~1.2 cars per apartment. This is a questionable metric and would need to be revisited since this metric is used to plan for parking.
  • The added number of cars could cause the following issues in the neighborhood:
    • Parking spillage onto neighborhood streets
    • Traffic / Congestion
    • Speeding / Safety Concerns

Especially when considering all of the current developments in the area:

                     1. Foster Street - 450+ Units/~900 Tenants

                     2. Primitive Baptist Church - 26 Units/~50 Tenants

                     3. CREA - 1100+ Units/~2200 Tenants

The goal of this petition is to educate the Neighbors of McFerrin Park about the design and impacts of the Riverchase Development Plan and allow for them to voice their concerns to align on the best solution for all parties.
