This petition is to oppose the rezoning of 7509 Providence Rd from a residential area to a medical / office building.

This 1.5 acre parcel of land is surrounded by residential areas. The 2040 plan adopted June 21, 2021 and the Policy Map adopted March 28, 2022  both confirms that this parcel should remain residential. 

This rezoning would allow a 16,400 sq. ft. building with 84 car parking spaces.

There are 13 medical / office buildings less than ½ mile from this parcel. There is no need for a medical / office building in a residential area when we have ample access nearby all of our neighbourhoods.   
 
This office building will add over 575 additional vehicle trips to this already congested part of Providence Road.  The driveway for this building will only allow right turns in and right turns out.  This will result in a massive increase in U-turn activity at the Providence Road intersections with Springs Farm Lane and Beverly Crest Blvd/Candlewyck Lane. Significant accident and injury will occur if this rezoning happens. The current turns and traffic are already problematic without this rezoning! 
 
There is already substantial cut through traffic in the Beverly Crest, Candlewyck and Providence Springs neighbourhoods. The increase in this cut through traffic will be manyfold if this rezoning occurs.   
 
There should be a clear benefit to a community when a rezoning occurs. In this case only the land owner and developer are benefiting from this and the detriments from this rezoning are too many.
