We believe that this project will adversely affect the conversion of property values, the  health and safety of the residents on adjacent properties and in the general neighborhood. The size of the proposed land development project as laid out in relation to it’s access streets, will cause vehicle traffic to and from such use to cause undue congestion and hazards prejudicial to the  general neighborhood along with the Mennonite community. Additionally, another unacceptable result of this project completion is the destruction of an entire wetlands ecosystem, and historic sites including an existing cemetery that is irreplaceable and hold enormous archaeological and genealogical wealth for the history of the community. 

In addition, Duke Realty’s has requested a daily withdrawal for 56,000 gallons of water per day that could jeopardize Maxatawny Township and Kutztown Borough’s water supplies as they are located in the same geological formation and aquifer which will affect the water supply and that of nearby wells on Hottenstein and Eagle Point Roads. This proposed groundwater withdrawal  from a single source could  possibly result in expediting the existing nearby chemical pollution plume to flow into neighboring wells to pollute the water supply. 

Moreover, Duke Realty's proposed traffic study states their project will generate a total of  approximately 7,070 (5,122 passenger cars and 1,948 trucks) "NEW" trips during a typical weekday.  The average daily traffic for Rt. 222 is given as 28,439 and average daily truck traffic 2,454. So the  development will result in almost doubling the existing truck traffic (1,948 added to 2,454 current). In  2018 the volume of traffic in the area of the Duke development on RT. 222 was approximately 78% of  capacity for the road according to the PennDot website. These additional new trips could put Rt. 222  over capacity and cause undue traffic congestion and prohibit current property owners from safely  accessing their own driveways. 

Lastly, the air, noise and light pollution that these buildings and vehicles generate, leave us to believe that our quality of life for our community as a whole will be degraded to an unacceptable level. Any property tax benefits could be outweighed by the costs that these warehouses inflict on the  communities they occupy for maintaining the infrastructure and complying with all township  ordinances.  

We strongly insist that the Governing Body of Maxatawny Township and it’s appointees, do everything within their power to restrict and/or DENY any building, zoning, septic permits, etc. to Duke Realty along with enforcing the Maxatawny Township 2012 Zoning and Subdivision Land Development Ordinance and its regulations to permit the development and building of the Duke Realty warehouses/distribution centers as we believe it will ultimately deteriorate our quality of life for all residents and business within Maxatawny Township. This project must adhere to all current zoning and land development ordinances together with the goals of the Maxatawny Township Comprehensive Plan or it must be stopped!
