The Sandy Ridge HOA Board is currently comprised of 3 Members. Sandy Ridge HOA has been active for 15 years and no documentation of any elections ever being held. The current procedure is that if an opening on the Board happens, the remaining 2 BOD members nominate a person to fill the vacant position. There has been no real attempt to promote a fair and equal election process, however they do post "Annual Elections" once a year but since the governing documents require a quorum of one third to hold an election, they cancel elections and nominate each other. At the inception of this HOA, the developer set up the initial BOD and in the governing documents did not make it mandatory to be a property owner but it does also state that it was their intention to elect and replace themselves with property owners there in after. It also is clear, in order for an association member to have voting power, that owner must be a paid member of the Association and or an owner which reflects Florida State Statutes Chapter 720 which governs HOAs.

At this time the current Sandy Ridge HOA President sold his property on 7 July 2019. Instead of following the prestance that previous BOD members have set by resining upon sale of their property, he has refused to resign. The remaining 2 BOD members did not do their due diligence in voting to remove the president, instead they allowed him to terminate Sentry Property management, enter into a long term contractual agreement with Aretmis Lifestyles Property management without notifying the other BOD members and the other 362 association members. The Sandy Ridge HOA BOD has failed their fiduciary obligations to the remaining 362 HOA Members.

As per Florida State Statutes chapter 720 a quorum of 20% or 73 voting members of the association can vote to move to recall the current BOD and replace until an a proper and legal election can be accomplished. This petition will be submitted to the current Property Management Community Association Manager and ensure this is facilitated at an emergency meeting. The current BOD will be notified via the CAM  and are allowed to attend. Homeowners rights have been violated.
