Recently the beloved Lakeview Farm off Towers Road in Saint Charles County Missouri was sold. This 62.8 acre parcel of land is zoned as R1E, single family residential district.

Pinnacle Land Development LLC has submitted a conditional use permit (CUP). Currently the developer has proposed to build 195 homes with lot sizes varying between 7,000-27,000 sqft. In CUP21-04 they are requesting a variance to the R1E zoning standards of minimum lot width and side yards. Specifically they are requesting 60ft lot width versus the standard 70ft lot width and 6ft side yards. This may not seem like much, but allows for homes to be built closer together.  This variance in zoning adds a total of 50 homes to the plat. This is not typical for neighborhoods in this area.  In addition other concerns are, but not limited too; increased traffic, overcrowding of schools, impact on wildlife, general safety, loss of green space, and real estate pricing.
