Why this petition matters

Riversong residents are discontented and deeply concerned about our used-to-be quiet, family-oriented Cochrane community. With the development of further housing/community projects, and the Jack Tennant Bridge opening, River Heights Dr. has turned into a dangerous and disruptive throughfare supporting numerous communities which is negatively impacting all residents. 

Excessive speeding and traffic flow has made it extremely hazardous for residents to enjoy the neighborhood, particularly children and adults trying to simply cross the street to enjoy pathways, and residents trying to find solitude in their once-quiet neighbourhood.

The area has reached maximum capacity and cannot handle any further development without the completion of James Walker Trail which will allow for the overflow from neighboring communities. 

We also oppose the development, plan # 131-1268 located at 500 River Heights Dr. Lot 3, Block 26.  ***This proposed and now approved property is a massive, 2-5 story, 190-unit complex with 390 parking stalls.  The size/scope of this massive structure does not belong in a residential neighborhood in Cochrane and can be detrimental to property values.

This massive complex will be disruptive and have a negative environmental impact on this community. At night, a complex of this size, will have light pollution from units and parking areas which will hinder the town’s Dark Sky initiative. This complex will also disturb the wildlife in the preserve which surrounds the property on two sides.

River Heights Dr. cannot accommodate a complex of this size with more residents entering/exiting onto this road. Construction, additional heavy-duty trucks and equipment will be problematic for traffic-flow and once completed, adding to the problem. Also, Google Maps is now listing River Heights Dr. as an "alternate route" from  HWY 22, shaving off two minutes into town adding a substantial amount of traffic from non-residents. 

We call upon the Town of Cochrane to:

1.     Mandate the expedited completion of James Walker Trail immediately. 

2.     More Speed traps and after hours, possible photo radar and speed bumps. Traps set sporadically during the day, every few months, are simply not enough. Dangerous drivers are particularly problematic after the hours of 5 p.m. and continue into the early mornings. In addition to policing more frequently and during off hours, ideas include photo radar installed along the street, speed bumps added are also an option.

3.     Deny the development of the 5-storey, 190 unit complex. It should not be permitted and we protest the development. It will be detrimental to the area. ** The Town has now approved this complex**. In addition to this development, another has been approved across from it for 78 townhomes.
