Project ONE45 is a gentrification tool at its ugliest.  The developers crept up in Harlem thinking that if they associated Rev. Al Sharpton to their project they would get a pass from Community Board 10.  CB 10 saw right through them and unanimously voted this project down.

The zoning Block is 2013.  Its North and South boundaries are from W. 144th - W. 145th on Malcom X Blvd.  Its East and West Boundaries are Malcolm X to Adam Clayton Powell Blvds.

If this application got approved by City Council it would be an unconstitutional law.  For the reasons spelled out in this Resolution, as well as the reasons in Community Board 10's Resolution, dated January 5, 2022, Manhattan Borough President Mark Levine must disapprove this application; the City Planning Commission must vote against this application, and City Council Woman Kristin Richardson Jordan  must encourage the City Council to vote against this project.  Should it go to Mayor Eric Adams, he must reject this project fully.
