REJECT EASTS LEAGUES CLUB REDEVELOPMENT PROPOSAL FOR WAVERLEY BOWLING CLUB

The ZONING TO BE CHANGED from RE2 PRIVATE RECREATION to B4 MIXED USE,

which will INCREASE THE HEIGHT OF BUILDINGS TO 45 METRES and increase floor ratio to 2.26.1 in a residential area.

East Leagues Club would like Waverley Council to allow a mixed use development on the site of Waverley Bowling Club to comprise the following:

1 BOWLING GREEN FOR CONTINUES OPERATION OF BOWLING CLUB (NON VIABLE)

2 TEN STOREY RESIDENTIAL TOWERS WITH 144 DWELLINGS (STUDIOS, 2 & 3 BEDROOM APARTMENTS)

CONSTRUCTED ON A PLATFORM

ADMINISTRATIVE OFFICES

LICENSED CLUB

FUNCTION CENTRE

TRAINING FACILITIES/PLAYERS GYM AND ACCOMMODATION (32 SERVICED APARTMENTS),

70 PLACE CHILD CARE CENTRE

LEARN TO SWIM FACILITY WITH A CAPACITY FOR 1600 CHILDREN PER WEEK

3 SMALL SCALE RETAIL PREMISES ON BIRRELL STREET

420 PARKING SPACES OVER 2 BASEMENT LEVELS AND LOADING FACILITIES

They also plan to do work to the Waverley Football Oval on the opposite side of Birrell Street for the Roosters to use as a training ground etc.   This of course is currently a public space.

This residential area is already high density with narrow streets - some being one way which is gridlocked in the mornings especially when the schools (6 schools in the immediate area)  are in session.

 There is limited parking in the area now - 2 unit blocks in the street behind the club have no off street parking the same being for some houses.

The impact on a quiet residential area during the day and night will be enormous and in my opinion untenable.

I have attached a photo of the  development to show the enormity of this  proposal on the surrounding area.
