The Regency Oaks Board Members and Appointees have violated the trust of the community they were elected to represent and must be removed IMMEDIATLEY.

IMPORTANT (The Board has attempted to prevent proxy votes in order to remain in power. They only send notice to their supporters and we are demanding proxy votes as the Regency Oaks covenants allow)

1. Regency Oaks Board members have maliciously conspired to remove the property rights of Regency Oaks homeowners in order to pursue personal vendettas and for their own personal gain.

2. The Regency Oaks Board has attempted to convert the HOA into a Property Owner's Association managed by a law firm in order to make it VERY EASY for them to strip you of your property and to take ownership of your property even if your property has been paid for in full!

3. The Regency Oaks Board members have violated Federal law by making fraudulent claims of debt and reporting these fraudulent debts to the credit bureaus. 

4. The Regency Oaks Board conducts business in a vacuum which serves only a handful of people seeking personal gain. They have made no attempts to conduct surveys, polls, or studies, to gauge the needs or desires of the community, but instead they have taken significant actions and expended significant amounts of YOUR money funding projects and pursuits which directly oppose what is in the best interest of the community. 

5. The Regency Oaks Board has conducted business recklessly with disregard to both Georgia and United States Code which has opened up the HOA to potential bankruptcy and dissolution. They have made fraudulent and unvalidated claims of debt against homeowners and even unrelated parties. There are potentially hundreds of Federal Fair Debt Collection Practices Act violations which may amount to MINIMUM OF A QUATER MILLION IN DAMAGES. 

6. The Regency Oaks Board has filed or threatened to file lawsuits against many residents for arbitrary and frivolous claims NOT listed in the Regency Oaks Covenants. These suits and threats have cost owners tens of thousands if not hundreds of thousands in legal fees which pad the pockets of their attorney partners and friends at Lueder, Larkin & Hunter, LLC

7. The Regency Oaks Boards has enriched themselves with personal benefits and benefits for their friends. They approved and made additions/modifications to their homes and/or yard while at the same time denying and fining the average homeowner. They have terrorized the community by suing and or fining home owners for bushes inches "too long", using the "wrong" weed treatment, removing debt foliage etc, while they personally violate covenants in peace!  

8. The Regency Oaks Board Members and Associates have committed Criminal Trespass against homeowners by using fraudulent claims of creditor debt in order to interfere and separate home owners from their property. It clearly states in O.C.G.A. 16-7-21 (2010) Criminal trespass (a) A person commits the offense of criminal trespass when he or she intentionally damages any property of another without consent of that other person and the damage thereto is $500.00 or less or knowingly and maliciously interferes with the possession or use of the property of another person without consent of that person. 

9. The Regency Oaks Board Members are vicious, power hungry, and aloof. They proposed to convert the HOA to a POA in order to feed their egos and their pockets. They refuse to give a public accounting of the use of OUR MONEY and they sue anyone who asks, and now they want the power to TAKE YOUR HOME if you would dare question them. Let your voice be heard. It's time for them to GO!
