Red Bank Planning Board (New Jersey): Deny Application for Proposed Walgreen's on site of Rassa's Pontiac/Buick

The proposed development of an 11,000+ sq. ft. Walgreen's with a drive-through and walk-in medical clinic at the former site of Rassas' Pontiac/Buick would be disastrous. The development, if allowed, would exacerbate what is already a traffic nightmare of an intersection at the corner of Broad St. (Rt. 35), Newman Springs Rd. (County Rt. 520), Rumson Place, and Maple Avenue-- not to mention the New Jersey Transit railroad crossing there also. In addition, the size and type of development with proposed operating hours of 6:00 a.m.-11:00 p.m. would destroy the adjacent residential neighborhood, which includes part of Red Bank and Little Silver. The neighborhood is prized for its quiet streets, lack of vehicular traffic and family friendliness. Children riding bicycles and residents walking dogs and greeting neighbors abound on its quiet streets.
In addition to increased traffic through the neighborhood (as patrons of the proposed Walgreen's would surely be looking for any other means of ingress and egress to avoid having to navigate the already dangerous and congested intersection of Broad and 520), the extended operating hours would require delivery trucks virtually 24 hours per day, increased lighting and would also cause excess noise, and loitering at what has been, until now, the site of a fairly quiet and locally-owned commercial enterprise.
And finally, what is the message that seeing this behemoth Walgreen's would send to drivers and pedestrians entering the town of Red Bank through its southern gateway? Just another retail location for an homogenous national chain? For a town that is always marketing itself as a hip and unique destination town, wouldn't the Red Bank Planning Board have something else in mind? Let's hope so. Please let the Red Bank Planning Board know that the proposed Walgreen's is not in anyone's best interest.
