I support the efforts of the citizens of Raleigh to welcome short term rentals to their community as I also support the efforts of neighborhoods in Charleston, SC to adopt this contemporary method of hosting guests.

I fully support short term rentals. I don’t believe it is fair to say some properties are permitted to rent for less than 30 days and some are only permitted to rent for more than 30 days.

It benefits not only the owner of the short term rental property, but also the neighbors, the City, local business, and vacation travelers. Here’s how:

NEIGHBORS - The neighbors benefit by having a nearby property that is kept in great condition interior and exterior, which increases their property value. Short term vacation renters as well as short term rental owners (STR owners) are both held liable by public online review, therefore are extremely cooperative with rules, respectful of neighbors, and respectful of the property.

LOCAL GOVERNTMENT – By allowing short term rentals (STRs) on the entire peninsula, the City (and/or local government can potentially gain revenue in 4 major streams, ON TOP OF CREATING JOBS. Here are the potential new revenue streams: 1) Application Fee – applications would be filled out by the potential STR owner, and submitted to the city/local government agency along with a fee. 2) Inspection Fee – the City/local government could require an inspection of the property to meet a set criteria rendered safe and suitable for STRs and guests; the STR owner would request the inspection and submit a fee, and the City/local government would send over an inspector to ensure the property is safe and suitable. 3) Permit/Business License – the City/local government could require the STR owner to be permitted or have a business license for STR, which also requires a fee. 4) Accommodations Tax – this is the BIG one! The City/local government could be earning accommodations tax based on the earnings from the STRs. Some of this revenue from STRs could be used to pay salaries to additional city/local government employees to handle applications, inspections, permits/licenses, etc. The rest of the money could go toward upkeep of infrastructure and common public areas of the City!

IT BENEFITS LOCAL BUSINESSES (RESTAURANTS, BARS, HISTORIC SITES, TOUR COMPANIES, AND SHOPS, AMONG OTHERS) – It brings in more hospitality/tourism dollars. STR owners are generally very knowledgeable about their city's restaurants/bars/shopping/sights/activities & they send their vacationers to these spots!

VACATIONERS/TOURISTS – It benefits vacation travelers because they have options for accommodations. Not only will they have a wide variety of types of properties to stay, but also many that are more affordable.

THE STR OWNER – It benefits the STR owner because some are only hoping to have guests stay with them to help offset the cost of high property tax and mortgage payments. Some benefit because they can make more money with less wear and tear on their properties all while up-keeping the value of their properties.
