Hollywood residents are asking for your help in protecting Hollywood's public oceanfront land. 

The Broward County Commission has scheduled a public hearing for Tuesday, May 26, 2026 regarding the 1301 S Ocean Drive project. This hearing follows an ongoing dispute between the City of Hollywood and the Broward County Planning Council over the land’s official use designation.

Date & Time: Tuesday, May 26, 2026, at 10:00 a.m.
Location: Room 422, Governmental Center East, Fort Lauderdale. You may show up to speak on this item.
Project Overview & Controversy The "1301 Project" involves a proposal by a developer to build a private luxury condominium tower on city-owned land on Hollywood Beach. •
The Land Use Dispute: The recent conflict is whether the property is currently designated as "Community/Open Space" or "Residential". (It has always been free from residential towers and currently has a community center, covered area, public parking, and a small library. It is next door to Harry Berry Park).
Planning Council Decision: In February 2026, the Planning Council voted 13-2 to uphold the county staff's determination that the land is currently "Community" space, which does not allow for the proposed high-density residential building.
City & Developer Appeal: The City of Hollywood (working with the developer) have appealed this decision to the full Broward County Commission, seeking a
ruling that the land is already "Residential" and doesn’t need a land use amendment.
Decision: If the Broward County Commission decides in favor of the City & Developer, 1301 would be ruled as residential and they can build the Tower without having to do the proper land use amendment process with the county.
Decision: If they rule in favor of Broward County Planning Council, the City & Developer will have to go through the usual Land Use Amendment process with Broward County and those who wish to preserve this public oceanfront land can still win.
Broward County residents should email their commissioners. Thank you to Commissioner Beam Furr for requesting that they skip the zoning dispute hearing and uphold the Planning Council and county staff’s determination. Unfortunately, they will still be holding a hearing. Video here

Please send a quick email asking the Broward County Commission to uphold the 13-2 decision of the Broward Planning Council that the land is currently community space. Include the city where you live.

ANOTHER UPDATE: 

On May 6th. Hollywood Vice Mayor Traci Callari asked staff to look into amending the 1301 contract so the city can turn our public oceanfront property into a Live Local project.
(“Affordable” Live Local projects can usually be up to 120 percent of the Annual Median Income and are often not very affordable at all).
Commissioner Gruber and Mayor Levy supported Traci Callari’s motion. Staff will be exploring whether or not this is a possibility. She asked that it be brought up again at the May 20th Hollywood City Commission Meeting. 
Do you think a mandatory hurricane evacuation zone that floods with saltwater on sunny days and could also be destroyed by storm surge is a smart place to build “affordable” housing? Is this the best use of our priceless oceanfront land? Does private housing belong on cherished community recreational space?
Citizen Comments about any topic are Wednesday, May 20 at 5 pm sharp at city hall, 2nd floor. You can have 3 minutes to speak. Sign up at 5 pm when you arrive to the 2nd floor.

Citizens can provide input to the Hollywood City Commission on any topic at 5:00 PM during regular meetings, typically held on the first and third Wednesdays of each month. In-person comments take place at City Hall, 2nd floor (2600 Hollywood Blvd). Speakers have 3 minutes; you must complete a comment card for the City Clerk when you arrive.
