
Good news!
On February 26th, the Broward Planning Council voted to support the county staff’s determination that the land at 1301 S Ocean Drive on Hollywood Beach is currently community space. That means the city/developer still has to go through the proper land use amendment process with the county.
However, the city of Hollywood also has the option of appealing the planning council's decision to the full Broward County Commission. If the County Commission also rules that the County staff is correct that the land is currently community, then the city & developer would still need to go through the land use amendment process to change it to medium-high residential.

There were 15 members of the planning council present/voting on Feb 26. There were 2 motions. During the first vote, Mayor Josh Levy (a member of the Broward Planning Council) made a motion to agree with the city that the land is currently residential. That motion failed 9-6.
During the second vote, Dr. Allen Zeman made a motion that they support the county staff’s determination that the land is currently community space. That motion was upheld 13-2.

The decision that was made in the Broward Planning Council on Feb 26 was only a designation that the land is CURRENTLY community space (not residential). (There was an argument over maps).
The city of Hollywood can now choose to either ask the COUNTY COMMISSION to overturn that Feb 26 designation OR the city/developer can continue going through the land use amendment application process to convert the land from community to residential.
If they continue to go through the land use amendment process, the decision will be ultimately be up to the county commission.
So, residents should ask the Broward County Commission to designate it as community and keep it community when/if it finally comes before them.
