The owners of 700 / 704 Gilchrist Avenue plan to re-plat this property from 2 lots to 10. This violates the intended purpose and spirit of College Station’s Unified Development Ordinance which mandates lot sizes and setbacks for this area, which is designated “Neighborhood Conservation” in the city’s Comprehensive Plan. The proposed high-density development lies across from the entrance to College Hills Elementary School at the intersection of Gilchrist and Williams where parents drop off and pick up their children. It will increase traffic at this already congested location and decrease safety for pedestrians and cyclists. It will replace greenspace with a cul-de-sac surrounded by 9 houses and increase runoff in an area subject to flooding. In light of these concerns, we, the undersigned residents of College Station, oppose the proposed re-platting of 700/704 Gilchrist Avenue (Lots 84A and 84B of College Hills Woodlands):
