Dear Mayor Fulop, 

On behalf of the Multicultural Studies class from Hudson County Community College, we are advocating for amending the rent control ordinance to eliminate the exemption of newly constructed buildings with more than 25 units in a redevelopment area. This is in agreement with the Jersey City council subcommittee. 

Rents are growing as the area becomes gentrified this is affecting low income families who now are being forced to move out of the area because although the city may be economically growing, people’s incomes are not keeping up. Their incomes are not enough to keep up with rent increases. It’s very unfortunate that in a Capitalist society, the working class are inevitably being thrown out of their neighborhoods due to the industrial and economic innovations that are creeping in. As a result of gentrification, homelessness is growing due to individuals and families not being able to afford increasing rent rates. 

We urge the city council, to consider the low-income families as they are voting. We cannot stop gentrification from happening, and it’s undeniable that it has positive aspects, but accommodating the low-income residents of Jersey City would bring a greater sense of community and allow the majority of the residents to appreciate the positive aspect of gentrification without suffering the negative aspects.
