Dear Members of “Upper Macungie Community” and “Upper Macungie Residents for Sensible Land Development,”
 
As you have likely heard, Americold is planning a cold storage warehouse on 7150 Ambassador Drive.  The property is situated in a Light Industrial Zone near residential neighborhoods.  The closest residential streets are Lochhaven Street and Hilltop Road.
 
While we all dread having additional warehouses build in our township, this proposed development is particularly concerning because it is so different from what we have in the township today.  The height of the warehouse will be approximately 140’ tall!  To put this in perspective, this is higher than the Sam Adams Brewery at approximately 110’ tall or the Sharp (former Kebbler) facility which is approximately 85’ high.
 
The future negative impact is unknown.  What we do know is that that it has the potential to increase warehouse density in Upper Macungie.  While the size of the facility is 178,000 SQF, because of the height, it is equivalent to a facility of 650,000 SQF!
 
The existing structures around this new warehouse is only 45’, so it is quite obvious that this project will impact the character of the surrounding neighborhood, increase truck traffic and worsen the already horrible noise and air pollution issues we have in the Lehigh Valley.
 
Unfortunately, the Zoning Hearing Board (ZHB) granted Americold a height variance at their September 11, 2019 hearing.   They never proved any hardship (a requirement for having the variance granted).  Unfortunately, very few concerned citizens showed up to the meeting and our township solicitor only appeared as an “observer” for the township and the Board of Supervisors.
