Why is it buying and selling a property is so stressful?

As estate agents, we deal with stressed clients on a day to day basis. This is primarily due to the uncertainty of completing on a property. The conveyancing process can sometimes leave buyers waiting over six months, with no guarantee the property purchase will go through, and on top of this, in the meantime, they are spending thousands of pounds on surveys and solicitor fees which they will lose if for example, a seller decides they no longer wish to sell. 

We believe this dated method is overdue a review, as buying and selling properties effects the majority of the country's population. 

A suggested method would be to replicate the start of the selling process in Scotland whereby the seller is responsible for purchasing a survey for their own property before marketing. We would also suggest the seller pays for the searches, as well as the energy performance certificate which is already required. This ensures the sellers are serious about moving, it would speed up the conveyancing process, and hopefully allow exchange to happen imminently after an offer is accepted, and essentially, relieve stress.
