Greetings Rockdale citizens, please join in the fight against the rezoning of the property located at 2660 Old Salem Rd. Case #2021-17. The rezoning calls for a minimum of 124 single family homes. This will negatively effect the following areas:

HOME VALUES:

Home values will decrease. The average home within a 5 mile radius is valued anywhere from $300 K to $650 K. The community which is well balanced with successful working class families and retirees, has enjoyed a sense of peace and tranquility since the 1990s. The presence of smaller and lower income housing will negatively effect the quality of life for Brentwood, Annsbrooke, Irwin Place, Gardens Of Fieldstone, Lambeth, and other homes in the area.

SCHOOLS:

Schools in the area will not be able to handle the influx of new students to the area from this project alone, not to mention the many other developments in the area. This will only add to the overcrowding of schools and decrease in the level of education.

TRAFFIC:

This rezoning alone will bring 500+ new drivers to the area feed into a single lane of traffic on Old Salem Rd, which will cause a major backup and difficulties for the residents making a left turn from the Annsbrooke Subdivision which is located directly across from the property. Old Salem Rd. will require a major redesign egress and ingress and to include the widening of the existing road. Developing prior to this is  putting the cart before the horse. This traffic will also have a major impact on Hwy 138 which is already a major traffic problem area for existing residents entering and leaving I-20 at exit 82.

INFRASTRUCTURE:

The current sewage system is already problematic in the County due to our infrastructures inability to accommodate the growth in the area from  the existing residential and business population. The drinking water supply after reaching a certain limit will fail due to an increased demand from 124 new homes. All of the above points should be entered into record.
