Opposition to allowing Hidden Oaks Community amenity access in Teravista

The Issue

Teravista HOA has drawn up an agreement to allow nearby community, Hidden Oaks, to use Teravista amenities. They will also be paying only $45 a month to do so. They plan to approve this agreement at the April 15th board meeting. 

As residents of Teravista, we are formally expressing our opposition to this proposal, for the reasons listed below.   

Capacity & Scaling: Our amenities were engineered for a specific population density. Expanding access to an entirely new development will lead to overcrowding, accelerated wear and tear, and a diminished experience for those of us who bought into this community based on its original design.

Financial Inequity: As a Teravista resident, we pay $90/month in HOA dues. Proposing a $45/month rate for Hidden Oaks creates a significant value gap. What specific, exclusive benefits are we receiving for paying double the price for the same facilities?

Safety & Traffic: We are already struggling with speeding, distracted driving, and poor lane control within our streets. Adding more vehicle volume from an outside development will only compound these safety risks.

Security Issues: We already face challenges with unauthorized individuals jumping fences and using our courts. Increasing the volume of 'guest' users makes it even harder to monitor our perimeter and ensure our facilities remain safe and exclusive to paying members.

Conflict of Interest: It has been mentioned but not confirmed that our management company may also represent Hidden Oaks. If this is the case, it presents a clear conflict of interest. Even if no impropriety is intended, the perception of a biased arrangement is deeply concerning. The Board has a fiduciary duty to Teravista homeowners to ensure that our management is acting solely in our best interest, without the influence of outside contracts.

We urge the Board to reconsider this proposal and prioritize the safety, property values, and lifestyle of the current Teravista residents.
