The applicants, Greg and Trina Loendorf, are requesting to rezone an 11 acre parcel off of High Drive in Morrison, Colorado into three separate lots, each approximately 3.5 acres.  We the undersigned of the Peaceful Hills/Pine Park Estates Community oppose the rezoning of this parcel for the following reasons:

  • There have been a number of new homes built in our community over the last 10 years, all of which have impacts on the community.  The sustainability of groundwater resources and water quality is an ongoing issue.  Many have had to drill new wells to deeper depths as a result of the increased number of new homes.  This has been further exacerbated by the extreme drought conditions.  New septic systems may affect the water quality of down-gradient wells.  Thus, any new development will have negative impacts on the surrounding homeowners.
  • Due to extreme drought conditions in Colorado, this area is vulnerable to fast spreading wildfires.  An additional three homes provides extra kindling that could help expedite the spread and increase demand on the fire department. 
  • The parcel is 90% meadow and, as such, is a visual asset to the community.  This has been an iconic meadow, often seen with herds of deer and elk.  Additional dwellings and all associated out-buildings will be a visual scar on this already over-developed landscape.
  • The rezoning would not be in conformance with the guidelines of the 285/Conifer Corridor Community Plan, including building in the meadow. 
  • There will be increased traffic flow on High Drive and N. Turkey Creek Road, which will cause additional congestion and safety concerns, particularly in the winter.

It is our view that the proposed rezoning will not be in keeping with the character of the neighborhood and will have a significant negative impact on the community and surrounding properties.  It will be a detriment to the best interests of the community.
