Stop development at Spring Mill Country Club!

The Spring Mill Country Club, located at 80 Jacksonville Rd, Ivyland, PA, has been zoned for Recreational Use for decades and the current Northampton Township Comprehensive Plan projects the property to continue as such into the future. 


Spring Mill Country Club is a 184-acre green space with a golf course, driving range, pitch & putt course, mini golf, lounge, restaurant, dining hall and banquet facility that is used annually by thousands of Township residents. It is a green recreational refuge that does not adversely affect traffic, does not add impact costs for schools, sewage fees, etc. and naturally absorbs stormwater. Spring Mill is a Township treasure.


At an informational meeting on Tuesday, November 28th 2017 Judd Builders, a division of DePaul Group, owner of Spring Mill, proposed two potential development plans:

  • A development of 138 single-family one-acre houses (R-1 zoning), or
  • A development of 254 homes, comprised of 45 single-family one-acre houses (R-1 zoning), 59 single-family ½ acre houses (R-2 zoning),150 townhomes (R-3 zoning).

The Township Planning/Zoning Director confirms the owner has the right to development of Spring Mill Country Club under “Conditional” R-1 Zoning, but there is NO absolute, unfettered right to development and variances are required for the R-2 and R-3 zonings. 


Additionally, the Supervisors have the right and obligation to review Conditional R-1 zoning development per the Township Code of Ordinances, Chapter §27 Zoning – Section 901 Conditional Use Regulations.


We are concerned about traffic, storm water, protection of wetland areas, loss of green space, impact costs/fees for sewer systems, schools, police, fire department, etc.  If Spring Mill is developed its benefits will be lost forever! It will not be replaced elsewhere in Township!!

The signatures on this petition affirm that we want the Supervisors to honor their stated vision in their November 2017 DRAFT Northampton Township Comprehensive Plan and keep Spring Mill Country Club a GREEN Recreational Use property, and we demand that the Supervisors vote NO to any development of the Spring Mill Country Club property.
