The Residents of the North Shore Community in Glen Burnie MD took multiple votes to disapprove the HOA Fee increase due to the communities’ financial short comings through no fault of the residents of the community. The increase was successfully voted down by the residents, however another vote came in from only the HOA committee members and they approved the HOA fee increase against the will of the residents in the community. There was an HOA fee increase the year prior and it was then said that the reason for the increase was so that the community’s residents would not have to have a bigger lump sum style payment come later and that the increase was also due to the prices of services increasing. The community is very small and has no amenities to really justify an increase as often as it has been increased in recent years. There has been mismanagement and a lack of accountability via the builder and the additional cost should come from the builder.

The builder has a responsibility to leave a community in good financial standing in order to support itself until a formal HOA is established, and the community has adequate and consistent funding that circulated on a regular and recurring basis. When the builders build homes and then just leaves the community is going to be playing catch up for years because it started out in the negative. When the builder leaves abruptly services like lawn care is attorney fees etc. are still accumulating and they all require payment. The community does not want to financially support an increase that the builder should be held accountable for. This petition should and will support the voices of the residents as it relates to the increased HOA lump sum payment. There are many unanswered questions that the community has, not everyone has the schedule to regularly attend the HOA meetings and they should not be excluded or have a say in the community if they are paying monthly HOA dues.
