‘REFUSE- Planning Application’

The Radcliffe,  31 Walsworth Road, Hitchin, SG4 9ST

The Council listed the building as an ACV  in March, 2017 and yet  a Building Development Company are still moving forward with their plans as and the Application for Planning Permission in Section 5 Pre-application Advice mentions that pre-application advice received indicates that “Change of use to residential would be acceptable”.

We do not believe that Change of Use is acceptable.

It has never been marketed as a public house at a fair market rate, for any consistent period as required under its status as ACV and is designated as a ‘Positive Building’ within a Conservation Area.

There is no other comparable public house in the area – as 10 pubs have already been allowed to close by NHDC over the past few years and re-developed!

The Radcliffe has served the community for over 160yrs being in a key location for the local population as well as passing travellers on major road/railway junction and provides social and meeting facilities available to community and other groups active in the area.

Its closure would impact on access to valuable ‘community space’, already in very short supply in Hitchin due to previous redevelopments being allowed.
