The Issue

If annexed, this development will be the densest development in Marvin and will include the tallest buildings in Marvin at 45 feet. The Marvin Planning Board voted against recommending the proposed development to the Marvin Village Council. The Planning Board's decision reflects thoughtful deliberation and input from residents who are directly affected by this proposal. We believe their perspective is essential in ensuring that future developments align with the long-term interests and values of our community.  As this proposal reaches the Village Council for a vote on July 8, 2025, we urge the Council to give full weight to these voices before making any final decisions.

We are local residents from Marvin and the surrounding area who value smart development not over-development. Many of us moved to this area to gain respite from the hustle and bustle of our rapidly urbanizing neighborhoods. We urgently request the Marvin Village Council to reconsider accepting the plan for the development at Tom Short and Rea Road as it is proposed.

A high-density development has been proposed for the 28-acre lot at the corner of Rea Road and Tom Short Road. The plan includes 75 residential units (62 town homes and 13 single family homes) as well as 165,000 square feet of commercial space. To accommodate this, the developers intend to clear cut the entire wooded area.

Despite ongoing concerns about traffic and overcrowded schools, new developments keep being approved without real solutions. The traffic impact on the already congested intersection of Rea Road and Tom Short Road would be significant, especially with an additional light proposed on Rea Road. Additionally, adding high density housing will only worsen the overcrowding in our public schools.

Instead of building denser communities, we should preserve these precious green spaces to foster healthier, happier, and more sustainable neighborhoods. This is in alignment with Marvin’s mission to support green spaces and encourage low density housing.

We are asking the Marvin Village Council to reject the current plan and require significant changes before any approval is granted. Specifically, we urge the Council to:

  • Reduce the number of housing units and promote single family units only.
  • Preserve more green space and prohibit full-scale clear cutting.
  • Expand the buffer zones between the new development and existing homes.
