 Verizon is trying to get both a conditional use and a variance approved through New Albany BZA to build a 130 foot cell tower (plus a 10 foot lightening rod) in New Albany on property that is zoned for residential use. The tower will be located in the back of the Beth Shalom Temple and will be visible on Thompson Road, Johnstown Road and from various residential areas in the country club community. It will be an eye sore for everyone and will undoubtedly decrease property values.

      Verizon is arguing a “critical mass” issue as it reports there are numerous “dropped calls” primarily the area west of Johnstown Road, between Morse and Thompson where all of the apartments and LC communities have been built. These apartment dwellers are city of Columbus residents. Verizon is requesting that New Albany house this tower that will primarily benefit Columbus and Gahanna residents, and yet we will have to suffer looking at the offensive structure that will change the landscape of New Albany for the worse.

      New Albany Zoning codes require that public grounds be identified for the use of cell towers before residential properties are considered. Because Verizon has identified the area behind the Temple to locate its tower, it is also asking for a variance to place it there. New Albany code dictates that there must be a 200 foot setback from residential properties, but in this location, it cannot satisfy the 200 foot requirement. It is requesting a 40 foot setback which is a 160 foot reduction in what the code requires. This is an outrageous ask, as it encroaches on numerous surrounding residents properties who would suffer the consequences from any structural issues or wind and ice damage problems as debris would inevitably land in surrounding properties with only a 40 setback.

      The conditional use hearing is scheduled for Monday, July 15th at New Albany City Hall at 7 pm.  Please come and voice your concerns regarding this issue! We need the community to be vocal to the board regarding their feelings on the conditional use and variance request to build the cell tower.
