The proposed development at Fairlawn Street does not adequately and sufficiently resolve the problems identified by the public (summarised below):
1. Street Parking - Expected increase to onstreet parking. We propose that each unit has an allocated 1.5-2 carparks along with sufficient visitor parking to reduce the onsite street parking.
2. Traffic Congestion - Resolve traffic congestion into and out of the estate. This estate of 345 dwellings, estimated 700 cars is currently serviced with one traffic intersection to Toohey Road. This intersection also services the local businesses. The proposed increase of units could result in an additional 1500 cars approx requiring access on a daily basis. Currently the industrial use has minimal impact on the traffic into/out of the estate. In addition to traffic congestion, the bushfire (surrounding forest) and flooding risk on Fairlawn street may result in a large scale exit at once, which would bottleneck current and future residents. We propose an additional entry/exit point to the estate be made public, whether behind the McDonalds and shops, or even an emergency exit along the state forest on the northern side of the estate.
Consideration should also be given to road upgrades to allow for longer turning lanes at the traffic lights on Toohey Road, and also consideration of the traffic impacts for the Evans Road intersection, as identified in the Information Request Response 12/11/17.
