Land Use and Zoning Change Request for Diameter Share Inc at 114 12th Street
This petition is presented by local residents/property owners of the city of Mexico beach and opposition to the proposed land use change for the property located at 114 12th St (Parcels 04190-000-000 and 04191-000-000) requested by Diameter Share Inc. The requested land use change from single family to tourist-commercial mixed use would triple the allowable residential units on this property. In addition this entire property is located within the 100 year floodplain. Our properties were significantly impacted by flooding during hurricane Michael and we oppose tripling the density of such a large property within this city because increased density within the 100 year floodplain will have a direct impact to flooding on our properties.
We also oppose granting a land use change request to an entity property owner who has shown no respect for federal state and local permit regulations and has filled wetlands and the floodplain against our local city ordinance and against FDEP and Army Corp regulations without a permit.
We request that the planning and zoning board in the City Council protect our property rights buy maintaining the current land use zoning which is most appropriate for the location of this property; immediately adjacent to single-family residential neighborhoods and within the floodplain. We believe granting this land use change will significantly alter the city's current land use vision plan and does not represent the values of our city or the property rights of adjacent residents. in addition, it opens up the potential for extremely high-density development to a large section of the city for a property owner who has already demonstrated no respect for local requirements .
