Please help us stop the lot at 1225 Stainback Ave from being allowed non-owner occupied short-term rental uses (Airbnb’s). Strategic Options International, LLC is currently planning to build 4 attached units (3 stories each at a max of 40ft tall) at the corner of Douglas and Stainback. It is a small lot at approximately 0.14 acres, and there will be a 6 space parking pad. Not only is this clearly overbuilding and non-conforming for the neighborhood, but now the owners are requesting that the current SP zoning be amended to allow all permitted uses of RM-40a zoning so each of the 4 units can be utilized as short-term rentals. This allows the current owners to market each unit to investors for higher profits (rather than sell to actual residents/families). Originally, these units were proposed under the premise of adding more housing options for the neighborhood. Now the developers are pushing to make each of the units investor-owned STRs, at the expense of the surrounding neighbors. Per regulations, each of the units could have 10-12 guests at one time; this means 40+ guests could be staying on this one lot with minimal parking at any given time. This is clearly not in the best interest of the neighborhood and Nashville as a whole. Please sign if you oppose this zone change.
