Mercer Islanders, your City Council is passing a code that will allow you to NOT do much in your own backyard.
60% of your lot needs to be landscaped, 40% is your house and driveway (lot coverage). Let's just talk about the 60% - 85% of that will be SOFTSCAPE (planted material). Everything else is considered HARDSCAPE - materials that were considered pervious under the previous code are now lumped into the HARDSCAPE - decking, walkways, pavers now all fall under the 15%. So, if you have an 10,000 square foot lot, you have to landscape 6,000 of that, and 15% is 900 square feet to include decking, a patio, walkway and you can squeeze in a tiny and likely cute SPORT COURT too.
The planning commission drafted a more favorable code that included a 1200 square foot at grade pervious sport court exception and a 20% hardscape allowance (which basically equates to 12% of your net lot area) but your CITY COUNCIL voted to remove the sport court exception and reduce your 20% hardscape allowance to 15%.
Hopefully, if they hear from enough of you, we can get them to reconsider and allow us to have more fun in our backyards.
