We, residents of Great Neck, are signing this petition due to concerns regarding the apartment complexes planned for
733-741 Middle Neck Rd
/6-8 North Rd and
777 Middle Neck Rd.
We oppose several aspects of these projects in their current forms. 
Among other things, we believe these projects, in their current iterations, 
(i) will have negative impacts on the community and 
(ii) are not commensurate with thoughtful, smart growth. Designs/plans and/or variances for these projects serve developers and not the families and residents of the suburb. 
E.g., it’s our understanding that 
(i) 777 MNR (and corner of Gutheil Ln) will add approx. 69 cars to Gutheil Ln which is a dead end block comprised of single family homes and children and 
(ii) 733-741 MNR, 6-8 North Rd was granted multiple variances and will have more stories than permitted under ordinary course zoning laws and will be a mere 15 feet from preexisting homes. This development is ignoring the current zoning district boundary without legal process trying to develop the newly purchased single family lots under the same zoning as the multi-family district.  It will add approx. 120 cars to North Rd.
(iii) Both projects downplayed the impact of the shadow on the neighbors who lose the precious winter sun hours due to new constructions.
We believe, that, at minimum, these projects need to be reimagined and/or revised and should not proceed under current plans. If they do, it will be detrimental to our community’s safety, our public facilities and institutions and our suburban character. We welcome a meaningful conversation on next steps.
