I know that so many landlords get stuck paying for damages that tenants cause and that’s unfair.

The other side of the coin is people like my buddy who paid a damage deposit not knowing that contravenes the landlord tenant act and was screwed out of the entire amount by an unscrupulous landlord. When he looked at the apartment before he moved in it was in the middle of renovations that were supposed to be done before he moved in. He moved in and the renovations weren’t done . The landlord would come over a half hour a day for weeks to pick away at things that could have been done in a couple days. After dealing with this BS and electrical problems in the apartment for months he decided to move out. My buddy has MS so I helped him move and cleaned the apartment afterwards. There was no damage and the place was spotless. The landlord made up a story that the apartment smelled so he had to have it cleaned and painted. That was total BS because my friend was only there for about 4 or 5 months and didn’t even unpack all of his stuff. The place didn’t smell at all. This is the other side of the story, unscrupulous landlords that take peoples damage deposits and make things up to keep their money.

A clause that protects landlords too is not a perk but a responsibility of good governance. Currently there is a housing crisis in Canada and Landlords are shouldering part of this responsibility so why is government allowing tenants to have no ownership in the agreement. Government permits and allows large corporations like hotels - If you stay at the hotel or other establishment you are legally responsible for any damages that hotel or establishment deems appropriate. So why is there a different rule for the smaller investors? Our investments aren't just a financial investment for our children but also an opportunity to teach our children the responsibilities that comes with serving or providing service for others in need.

Because I am a landlord and the fact that people are aloud to leave trash and damage with no recourse has cost me hundreds of dollars.

I just had to offer cash for keys $2000 to get nightmare tenants to agree to leave with an N11, as the eviction process is a joke. The apartment is trashed and the LTB backlog and delays getting hearings are insane! Tip - to get a quicker emergency hearing show that the tenants removed the smoke detectors as the LTB only cares about fire safety... not the garbage, drugs or damage done inside...

My grandson owns a rental building. I live in an apartment and I have seen the damage people leave behind.
