Reject the Manalapan Crossing Proposal

I am starting a petition to reject the Manalapan Crossing proposal by Cardinale Enterprises. They are planning on building a complex with 720 apartments (including 120 affordable housing units), hotel, outdoor amphitheater for concerts, restaurants, shops, medical research facility, commuter parking lot, ice skating rink, etc, which will detract from the quality of life, home values, and quality of schools for reasons I will mention below.

The proposed center will be zoned for residential use as well as 500,000 square feet of commercial space. This center will generate additional volumes of traffic to roads, specifically Milhurst road and route 33, which cannot accomodate the increased volume. These roads are already highly trafficked and frequently have traffic backups during rush hour and busy weekends. Mr Cardinale said the DOT and the township forced him to slightly widen the beginning of millhurst road and rt 33 and put a few more traffic lights - this in no way will be able to accommodate such large volumes of traffic because the roads will taper shortly after creating a bottleneck effect.

The noise and light pollution to the surrounding residential communities will detract from the quality of life. Between restaurants staying open late, concerts after dark, and the traffic which will follow, the neighboring comminuties will be robbed of their peace and quiet.  Those who live in these communities moved here for the rural quiet feel and not for a mini city with noise and traffic. 

Our already crowded public schools will be flooded with additional students, as they plan on building hundreds of apartments for rent. Our schools have already been redistricted to accommodate extra students.  One school recently eliminated a music classroom to accomodate 18 extra students and create a regular classroom. School meetings with the superintendent frequently occur for redistricting purposes when there are additional tens of students to place.  With the proposed Manalapan Crossing, there will be hundreds of additional students flooding the school district. Manalapan is known for having amazing schools, and this proposed center will detract from the quality of education by significantly increasing the student to teacher ratio.

Manalapan residents value our small businesses and prefer to patronize mom and pop stores and restaurants. Recently a program called "Shop Manalapan" was started to encourage Manalapan residents to support local businesses by offering a tax credit for spending money in local businesses. Mr. Cardinale plans on having about 20 restaurants in their complex, as well as many stores. These stores and restaurants will compete with all of the local restaurants and shops, many of which are owned and run by local residents. The pressure and fear of failure has already resulted in the owner of Gus's diner agreeing to relocate to Manalapan Crossing if it comes to fruition, according to Mr Cardinale. He stated that he has spoken to many local businesses and they already have agreed that they will relocate to his center. Those that don't join Manalapan Crossing may be left in the dust and go out of business. 

The aforementioned issues demonstrate that Manalapan Crossing will negatively affect the quality of life for individuals in Manalapan, and as a result will reduce the property value of homes in the town. Please review the facts and consider voting down the Manalapan Crossing Proposal.
